Your free CMA answers the real question: sell as-is, or renovate first?
A comparative market analysis of your home two ways: what it is worth today, and what it could sell for after the right renovation, priced by the construction team we build with every week. You pick the path that nets you more.
The offer
One CMA, both answers.
Most agents' market analysis can only tell you what your home is worth today. Our team renovates and sells homes side by side, so your CMA shows the whole picture before you commit to anything.
Your as-is value
A real market analysis of your home in its current condition, built from recent sales on your block. Done by an agent who works these neighborhoods, not by an algorithm.
Your after-renovation value
Which updates are worth doing, what they would cost from a real construction crew, and what the home would list for once the work is done. Real pricing, not a guess.
The proof
The same house. Not the same price.
Shipley Ave, Daly City. Renovation by our partner construction team, Integrity Design and Build Group. Drag the handle.
This is not staging tricks. It is the same crew we would put in your home, on projects a few blocks from you.
The record
Recent sales with the Sonny Tang Group
Recent sales by the Sonny Tang Group at Corcoran Icon Properties, from public listing records. Agent roles vary by transaction.
The process
From six questions to a written report.
Answer six quick questions
About a minute, right on this page. Where the home is, its condition, and your timeline. That is all we need to prepare.
One walkthrough
Bryan visits the home, usually with a builder's eye on which updates would actually pay for themselves in your neighborhood.
Your written CMA
As-is value, after-renovation value, cost, and timeline, in writing. Then you decide: sell as-is, renovate first, or wait. No pressure either way.
Your agent
Local enough to know which block you mean.
I grew up on the west side of the Bay and I have been licensed since 2019. I work inside the Sonny Tang Group at Corcoran Icon Properties, side by side with the construction crew that renovates many of the homes we list. That is how my CMA can price both paths: real numbers from the people who do the work, not a spreadsheet guess.

Questions
Fair questions, straight answers.
Is the CMA really free?
Yes. The questions, the walkthrough, and the written CMA (comparative market analysis) cost nothing and come with no obligation. We only earn anything if you later choose to list your home with us.
Do I have to renovate to work with you?
No. Many of our sellers see both values and choose to sell as-is. The point is deciding with real information instead of guessing.
Who does the renovation work?
Integrity Design and Build Group (CSLB #1119539), the licensed construction team we work with on our own listings, including the projects pictured on this page. One team handles design, permits, and construction.
My home has tenants, or it is inherited or in a trust. Can you still help?
Yes, that is common here. We work with occupied homes, trusts, and probate sales. The walkthrough just needs access, and we coordinate that with you.
Which areas do you cover?
The west side of San Francisco (Sunset, Parkside, Richmond District), Daly City, and down the Peninsula: South San Francisco, San Bruno, Pacifica, Millbrae, Burlingame, Hillsborough, San Mateo, and Redwood City.
Do you serve clients in Chinese?
Yes. Our team serves clients in Cantonese and Mandarin. 我們提供粵語及國語服務。 中文網頁在此。
